As an architectural subconsultant to this design team, we were tasked with the simultaneous development of five separate Design-Bid-Build RFPs in support of Army North at JBSA-Fort Sam Houston. The overall goal was to provide the users with comfortable offices and Administrative/Operational Facilities while maintaining the historical elements for each building to the extent possible. The five buildings were identified as separate Task Items under the one Task Order, and each had its own schedule for design submittals. Each of the Task Items involved an existing conditions assessment performed jointly with a programming charrette aimed at assessing the needs of each existing facility, as well as defining the occupants’ requirements. SLA used the information gathered to develop three design options for each building. Design charrettes were then performed with the full design team and cost estimators to select and develop the chosen design option. Utilizing BIM technology, SLA was able to review and adjust the design real-time with the owners and users providing input. Buildings included in this project were the historic “Quadrangle” and “Fort Sam’s Own” which is home for the 323rd Army Band.
